  6. There is a 66’ “Legal” easement for adjoining landowners to gain access on the south side of Deer Creek from Fuller Rd.  But please note that this easement has not been developed, looks thick, wet, and very difficult to get through even on foot.

  7. There is no survey on file, and we do not know any of the neighbors, so please do not accidentally trespass on their property.  We suggest if you want to walk this property, to use an app (“Onyx” or “Landglide”), that displays your location over a parcel map and stay centered in the parcel as these apps usually have a plus or minus 30’ error.   To walk the south side, bring waders, a kayak, or a powerful drone to carry you to the other side of the creek. Please make an appointment prior to walking the property.

  8. According to the National Wetland Mapper, it looks like most of this parcel is covered by wetlands.  We walked the entire property and the only real unwalkable areas were the easement to the west, fallen trees and the waters of deer creek.  It would also be very easy to make quite a few quad trails on this lot. The previous owner did say there was a buildable spot at the south end of the property, but it looks like a bit of work will be needed to the easement to access the south side.

  9. This lot is still all natural without a driveway.  Although we believe a 4x4 is able to enter the property from EJ-BC rd (near the smaller for sale sign), we did not have the guts to try it.  Next time we visit the property we will drive onto it, but we will be bringing another 4x4 and tow rope just in case.

  10. Buyer needs to verify all information and do their own due diligence.
